Homes built after July 19, 1978
Under Municipal Code 17.52.120, recreational homes, mobile transport vehicles, personal recreational vehicles, oversized boats and oversized vehicles can't be parked or stored in the required or actual front yard. The exception is temporary parking for loading, unloading or washing, limited to 24 hours in any 72-hour period with a permit from the police department.
That makes the side yard or rear yard the place for an RV pad on most Manteca homes.
Side yard and rear yard requirements
In a side yard, the vehicle needs at least 3 feet of clearance from buildings, with screening along the adjoining property line. In the rear yard, the impervious surface used for storage can't exceed 25 percent of the net rear yard area and has to stay at least 3 feet from property lines.
Those numbers decide the size and position of the pad, the gate width and how the neighbor's side is screened.
Older homes (before July 19, 1978)
Section 17.52.130 covers older lots. There, vehicles may be stored in the front yard if they sit on an impervious surface, don't extend over the sidewalk and don't block traffic views, and the side- and rear-yard standards are similar. Check the age of your home before planning.
Building the pad
An RV pad should be 5 to 6 inches thick with rebar on a compacted base, sloped away from the house and the neighbor, and doweled or jointed where it meets the existing driveway. A typical 12x40 ft pad runs $4,000–$6,500 in Manteca. If the pad needs a new curb cut at the street, that work needs Public Works permits.
