ADU Foundations in Manteca: What the Slab Needs Before the Walls Go Up
Accessory dwelling units are the most common new foundation job in San Joaquin County right now. State law has made ADUs easier to permit, but the foundation is still engineered work, and it is the one part of the project you cannot fix cheaply later.
Engineered, not eyeballed
An ADU foundation is designed by the engineer on your plans, not by the concrete crew. The drawings specify footing depth and width, slab thickness, rebar size and spacing, anchor bolt and hold-down locations, and vapor barrier. The contractor's job is to build exactly that and pass inspection. Ask for the C-8 or B license number and confirm they have done ADU slabs before.
Soil matters here
Much of Manteca sits on clay-heavy soil that swells and shrinks with the seasons. Depending on the lot, the engineer may call for deeper footings, a thicker compacted base, or a post-tensioned slab. If your plans were drawn without a soils report, ask whether one is needed before you pour; a slab that heaves under a finished ADU is a very expensive problem.
What happens before the pour
Layout and forms, excavation of footings, compacted base, plumbing and electrical rough-in under the slab (inspected before concrete), vapor barrier, rebar, and then the pre-pour inspection. Expect a week or more of prep for a day of pouring.
Garage conversions
Converting an existing garage usually means the slab stays, but it may need to be cut for plumbing, and new footings are often required where bearing walls or hold-downs land. Existing garage slabs were poured without a vapor barrier, so moisture treatment is worth discussing with your contractor.
Permits and inspections
The City of Manteca Building Safety Division handles permits. Replacing a driveway or patio in the same footprint typically doesn't require one, but new slabs that change drainage toward a neighbor, foundations, and retaining walls do. Del Webb and other HOA communities require architectural approval for anything visible from the street. For ADUs, the city's building division will inspect footings and under-slab work before concrete, then the slab itself. Your contractor should schedule these; make sure the bid says who does.
Timeline and cost
Foundations are quoted per job from the plans, not by the square foot, because footing depth, rebar and site prep vary so much. Have your engineered plans in hand before asking for bids, and get the same scope priced by at least two licensed contractors.
